A building location certificate (“BLC"“ or “Cert” for short) is a document created by a British Columbia Land Surveyor that confirms the position of structures, any registered charges such as easements, rights-of-way or covenants and any encroachments in relation to its boundaries.
When to Request a Building Location Certificate.
A Building Location Certificate may be requested when buying or selling a property to reassure buyers that the structures are within the property’s boundaries. Buyers may make their offer contingent upon reviewing a Building Location Certificate.
It may also be needed when constructing or renovating a building to verify compliance with local zoning setbacks. A post-construction Building Location Certificate is often required as part of the building inspection process.
In some cases, a Building Location Certificate can assist with planning new construction or applying for a building permit. However, since it does not include elevation details, a Site Plan is typically a more suitable option.
